Do I need to be a student to rent at The Heights or Heights North?

We accept anyone who meets our screening criteria. You do not have to be a student to rent an apartment.

Are there any activities to help me meet my neighbors?

Yes, we typically host quarterly resident events such as breakfast-on-the-go, cookie decorating, and more.

Is the community safe?

All buildings have secured entries, and we have security officers who patrol each building multiple days per week.

Are the buildings close to the St. Cloud State University campus?

Yes, both The Heights and Heights North are located within walking distance to campus and downtown St. Cloud. 

Are short-term leases allowed?

While 12-month leases are preferred, we do offer 6-month leases at an additional premium of $200 per month.

What utilities are included in my rent?

Our residents receive free cable, WiFi, heat, water, sewer, and trash removal with rent. Your only utility bill is for electricity.

Can I rent the whole apartment or is this by the bedroom?

All units are rented by the apartment and not by the bedroom in both buildings.

What are the steps and costs required to reserve an apartment?

After you’ve reviewed the website and chosen the floor plan that you like, you will need to apply online through the “Apply Now link . The application fee is $40 per person, including guarantors. The security deposit ranges from $500 to the equivalent of one month’s rent, and will be pulled from your account once your application is approved.

Can I tour before I apply?

Absolutely. Start by reviewing our floor plans so you know which apartments you’re interested in seeing. Then, you can visit the “Schedule a Tour” page for online scheduling 24 hours a day. Our team works from the College Living St. Cloud leasing office, 914 6th Ave. S., St. Cloud, MN 56301.

Is smoking allowed?

No, our buildings are smoke-free.

Are parking permits required?

Yes, resident parking areas require a permit.
